There’s definitely a sense of optimism among home sellers right now… 83% sellers right now believe they’ll get full asking price (or more), and many think their home will sell pretty quickly.

And to be fair, that can happen.

But the homes that are actually selling the fastest (and for the best price) tend to have a few things in common:

1. They’re priced competitively from day one (not “testing the market”)

2. They’re dialed in before listing (clean, decluttered, and move-in ready)

3. They create strong first impressions online with great photos and positioning

4. They’re open to some level of negotiation when the right buyer comes along

I’ve been walking a lot of sellers through what’s really happening behind the scenes, and in some cases, it’s saving them from making decisions that could cost them time or money.
