If you live in Austin right now, I-35 probably feels like one giant construction zone. But underneath the traffic and detours, something much bigger is happening.

Austin is rebuilding its central transportation spine.

TxDOT’s I-35 Capital Express Central project includes additional non-tolled managed lanes, reconstructed crossings, bicycle and pedestrian improvements and major changes around the University of Texas area.

One of the biggest changes will be removing the familiar upper decks and lowering portions of the highway.

And that matters because I-35 has never just moved cars. For decades, it has also acted as a physical barrier between parts of Central and East Austin.

So the question I’m watching isn’t simply whether the project improves traffic.

It’s what happens to the neighborhoods around it.

Does it become easier to move between Downtown and East Austin? How do new crossings affect walkability? And what new development follows improved connectivity?

You may have also seen plans for parks and public spaces over portions of the lowered highway. Those are exciting, but they involve separate planning and funding, so I wouldn’t treat every rendering as guaranteed.

From a real-estate perspective, I’m watching Downtown, East Austin, the university area and portions of North and South Central Austin.

Not because a new highway guarantees appreciation—it doesn’t.

But billions of dollars are being invested in changing how the center of Austin connects.

And when infrastructure changes how people move through a city, it can eventually change how they live in it too.
