How do we determine what your offer price should be?
Once we narrow your search down to one or two favorites, this is where working with a pricing expert really pays off. I will evaluate the home you are considering writing an offer on, and study past sales, plus homes currently for sale and pending in the area. The current condition including structural updates, remodeled kitchens, renovated rooms - all factor into determining the market value, which is the first step in establishing your offer price.
We contact pending listings in your area that we feel are comparable to get an idea of their contract price and the market activity they received.

Real estate is hyper local and we pride ourselves on keeping our finger on the pulse of the market. We take time to truly understand the current market conditions to build a complete pricing strategy and achieve the highest value for your home.
A buyer’s market occurs when supply exceeds demand. Typically, sellers will drop their asking prices to gain an advantage in the market.
A seller’s market arises when demand exceeds supply. Since there are fewer homes available, sellers are at an advantage.
Supply and demand are about the same. Sellers usually accept reasonable offers, while homes generally sit on the market for an average or typical length of time.
My team of marketing experts will search not just posted home portals, but also reach out through off market networks and direct mail outreach.
In addition to our digital strategy, I have an extensive network of buyers and brokers to find off market and premarket listings from.
We'll proactively search for your dream home, from global network of the top brokers, and ensure your buyer needs are listed on our internal private listing network.
Unlike many realtors who search only a single MLS and wait, my strategy is robust. I have Austin, Houston area, San Antonio and Central Texas systems to search from, I have internal brokerage marketing plus nationwide off market syndication access in the Luxury Home Marketing Specialist platform.
I will preview the home with you. I will walk the entire property to get a full picture of the features and most marketable aspects..
We will complete a market analysis of the homes recently sold in your search area along with current market conditions to set a strategic price to achieve the highest probability of success.
Prior to making an offer on any home, we will take the time to speak to your lender or financial institution to confirm your financing and terms of approval to ensure that you are well qualified and ready to purchase.
Once you are ready to make an offer, we will review it together and you will decide if you want to submit, alter, or not submit the offer.. In the case of multiple offers, we will provide recommendations on the best strategy for sending an offer and setting deadlines.
Once you have an accepted an offer, we have systems in place to make sure  your closing goes smoothly and we get you to the closing table on time. These are some of the major milestones we will guide you through.
Once all parties have signed the final contract, we will circulate it to the buyer’s lender, buyer’s agent, and the title company. You will be updated every step of the way.
The buyer’s lender will order a property appraisal. It can take up to 10 business days for this to be completed and the appraised value to be determined. In the case of a low appraisal, we will walk you through all of your options.
The buyers will deliver the option fee & earnest money deposit to the title company & the funds will be held in an escrow account for the duration of the contract.
A holding period in which the buyer performs their due diligence. The buyer will order their professional inspection(s) & we will coordinate scheduling these with you.
Once all conditions have been met, we will be “clear to close” and the buyer’s lender & the title company will balance the final numbers. We will review these numbers with you and provide all of the information you need to prepare for your closing.
The buyers will conduct a final walkthrough of your property to ensure it is in the same condition as the day we went under contract.
We will be with you at the title company on your closing day to help answer any questions.
