Confirm Buyer Financing

Prior to making an offer on any home, we will take the  time to speak to your lender or financial institution to confirm  your financing and terms of approval to ensure that you are well  qualified and ready to purchase.

Offer Negotiation

Once you are ready to make an offer, we will review it together and you will decide if you want to submit, alter, or not submit the offer.. In the case of multiple offers, we will provide recommendations on the best strategy for sending an offer and setting deadlines.

Offer Acceptance

Once you have an accepted an offer, we have systems in place to make sure  your closing goes smoothly and we get you to the closing table on time. These are some of the major milestones we will guide you through.

Buyer’s Checklist

  • Give a full and honest account of your finances and work.
  • Submit all requested paperwork to your lender in a timely manner.
  • Do not make ANY changes to your finances once you have a preapproval.  
  • Do not make any large purchases or bank changes.
  • Respond to your lender with any requests that they make. 
  • Be available to tour homes when they are open.
  • Make sure to keep any appointments with sellers.
  • Remember to not make any important remarks while in someone’s home.
  • Be serious if you want to make an offer. 
  • Be realistic when it comes to inspections.
  • Don’t expect a used house to be in new condition.
  • When it comes to repair credits, get quotes.  
  • Remember that the only homes that are brand new, are new homes from the builder.  
  • The lender will ask for a lot of paperwork.  Turn it in asap, they need it all.  
  • Do not make any changes to bank accounts, credit cards, financing or purchases without approval from your lender.
  • Lock your interest rate as soon as you feel comfortable with the rate and payment.  
  • Make sure to provide the lender everything that they need so that you can close on time. 
  • Respond to the title company when they request your personal information.
  • Show up to closing and become a homeowner!
