I’ve been having more conversations recently with buyers who want to be more involved in their transaction than what’s traditionally expected. Some of them still want full representation. Others want guidance but also want to understand the process themselves.
I’m Jennifer Martin, a Realtor in Austin, and I’ve found that this shift is becoming more common.
Buyers today have more access to information than ever before. They can search properties, analyze data, and even start to understand how deals are structured. What they’re often missing isn’t access — it’s clarity. The transaction itself hasn’t become simpler. There are still contracts, deadlines, financing decisions, and negotiations happening behind the scenes.
What’s changing is how buyers want to engage with that process.
Some want to be guided through every step. Others want to understand it deeply and be more hands-on. There isn’t a right or wrong approach, but there is a difference between being involved and being unprepared. The buyers who do well in either scenario are the ones who take the time to understand how the deal actually works.
