What I Tell Buyers Who Are Deciding Between Circle C, Dripping Springs, and Lake Travis

A question I get all the time from relocating buyers is some version of: “Should we be looking at Circle C, Dripping Springs, or Lake Travis?”

And the honest answer is — it depends entirely on how you want to live.


I’m Jennifer Martin, a Realtor in Austin, and these three areas come up constantly because they all appeal to families, but for very different reasons.

Circle C Ranch is often the first place buyers look. It’s established, well-designed, and has a strong sense of community. You have parks, pools, and trails built into the neighborhood, and it’s still relatively close to downtown compared to other suburban areas. For buyers who want something structured, social, and convenient, Circle C tends to check a lot of boxes.

Dripping Springs is a different experience entirely. Buyers who end up there are usually looking for more space and a quieter pace. Communities like Belterra and Headwaters give you that master-planned feel, but with a Hill Country backdrop. It’s not as close to the city, but for many families, that tradeoff is worth it.

Then there’s the Lake Travis area — Bee Cave and Lakeway in particular. This is where buyers often land when they want a mix of natural beauty, strong schools, and access to outdoor recreation. The lifestyle here feels a little more elevated in some ways, especially for people who prioritize views, water access, and a slightly different pace than central Austin.

What I always tell buyers is this: you’re not just choosing a house, you’re choosing a lifestyle.

And these three areas, while often grouped together, offer very different versions of what that lifestyle looks like.
